Real Estate Manager - Remote

Summary:

We are looking for a highly capable Real Estate Manager to support Savers vision by ensuring that our real estate property assets are optimally managed.  In this role, the Real Estate Manager will primarily be responsible for market evaluations, identifying prospective sites, negotiating rental agreements, negotiating lease documents/amendments, negotiating, and managing lease renewals and working closely with Legal, Facilities and Construction Departments.  This role reports to the Director, Real Estate.

 Essential Job Functions:

• Managing the market evaluation of infill and growth trade areas throughout North America.
• Identifying and managing a Brokerage network in each state or province.
• Managing the site identification in each trade area.
• Working with cities and landlords on land use zoning issues.
• Understanding market trends, comp rants and vacancy rates.
• Working with landlords and developers to identify future development properties.
• Preparing, submitting, and negotiating offers to lease.
• Negotiating lease documents, lease renewals and lease amendments.
• When necessary, monitoring real estate expenditures, and assisting Lease Administration Team in conflict resolution.
• When necessary, authorizing maintenance, repair, and replacements with the Facilities Team.

Required Knowledge, Skills and Abilities:
 

• Extensive experience in real estate management and the ability to negotiate contracts. An outstanding real estate manager will be someone with sound financial knowledge and at least 5+ years’ experience.
• Extensive experience in managing property purchases, sales, rentals, and development.
• Experience in managing payments, negotiating contracts and legal documents, and determining rental rates.
• Knowledge of applicable property law, taxes, and financial statements.
• Knowledge of property maintenance.
• Knowledge of construction management.
• Excellent leadership and communication skills.

Minimum Required Education, Training and Experience:

• Bachelor's degree:  Preferably in real estate, finance, business administration

• A minimum of 5–7-year experience in commercial real estate. 
  • Preferably in Tenant Representation of junior anchor boxes.
  • Preferably work experience throughout the USA.
• Proficient project management skills

Physical Requirements:

• Ability to lift and carry up to 25 lbs.
• Ability to express or exchange ideas by means of the spoken word.
• Ability to receive detailed information through verbal communication, and to make the discriminations in sound.
• Ability to receive detailed information visually through written communication (both physical and electronic).
